Request a Free Crawl Space Inspection in Myrtle Beach & Horry County

The most useful first step for any crawl space concern is an on-site inspection, not a phone estimate. Conditions under Grand Strand homes vary too much for a number given sight-unseen to mean anything. A beachside home in Surfside Beach, a clay-soil home in Conway, and a marsh-edge home in Murrells Inlet can have completely different moisture sources behind the same musty smell.

What Happens After You Reach Out?

1. Scheduling. A time is set that works for you. Inspections are available throughout Horry County, from North Myrtle Beach and Little River to Surfside Beach, Murrells Inlet, Conway, Loris, and Longs.

2. The on-site assessment. This typically covers humidity and wood moisture readings at multiple points, the condition of the vapor barrier and insulation, moisture entry points, and the framing and subfloor. For beachside and Intracoastal Waterway properties, it also covers the FEMA flood zone status that affects how a crawl space can be sealed.

3. Written findings. What was found is documented in writing with photographs, so you can see the conditions under your home for yourself. Recommendations are tied to what the inspection actually shows.

4. An itemized estimate, if work makes sense. Each line explains what it addresses and why. Accurate pricing comes from the inspection, and the decision about what to do, and when, stays yours.

What Helps to Have Ready?

Where the crawl space access is. If the hatch is blocked or hard to reach, mentioning it ahead of time helps.

What you’ve noticed. Musty odors on the lower floor, cupping or soft spots in flooring, a house that feels sticky with the AC running, or condensation on pipes and ductwork are all useful starting points.

The home’s age and history. When it was built, and whether any crawl space work has been done before. If you don’t know, the inspection will show it.

Your flood zone, if you know it. Many properties near the coast and the Intracoastal Waterway sit in a mapped flood zone. If you have an elevation certificate, it’s worth having on hand. If not, flood zone status is checked as part of the inspection.
